The project is located 21 kilometers from Dhaka Zero Point and 13 kilometers from the Padma Bridge.
– It is situated beside the 400-foot-wide Dhaka–Mawa Expressway.
– The project area is an elevated land surrounded by lakes and natural greenery.
– For reference, the distance from Dhaka Zero Point to Mirpur is 16 km, to Uttara is 18 km, and to Purbachal is 24 km.

Plot Allocation Policy
- Plots will be allocated to customers on a first-come, first-served basis, subject to availability, according to their preference.
- The buyer must complete the company’s prescribed booking form. Multiple persons can jointly book a plot. Two passport-size photographs of the applicant and nominee, along with photocopies of their National ID Card/Birth Certificate/Passport, must be submitted. The customer must write their name on the back of the photograph for verification.
- The plot owner may pay the monthly installment as determined by the first party, according to the agreement of both parties.
- All payments can be made in favor of “Pushpodhara Properties Ltd.” via cash, cheque, bank draft, or pay order, and the buyer will receive an official money receipt from the company.
- Non-resident buyers can pay the equivalent amount in foreign currency via TT or bank draft. Upon receipt, the foreign currency will be converted to Bangladeshi Taka at the exchange rate determined by the respective scheduled bank.
- Payments of installments may include a 3% late fee for amounts unpaid within 90 days. Failure to pay within 90 days will allow the first party to cancel the allocated plot by notice.
- All terms of the agreement and mutual rights and responsibilities are equally applicable to the nominee in the absence of the second party.
- The supply of water, gas, electricity, and other utilities in the project will be arranged by the first party in coordination with the respective authorities. All development costs will be borne proportionally by the plot owner, as determined by the project’s expenses.
- Both parties must comply with any government decision concerning the project.
- The first party reserves the right to make necessary modifications or expansions to the project design and layout for the interest of the project or due to unavoidable reasons. No objection from the customer will be accepted in this regard.
- If the government acquires project land or any other land for any reason, the first party will not be liable. In such cases, the buyer will receive a full refund according to the company’s rules.
- In case of delays in project implementation due to natural disasters or political instability, reasonable decisions will be made in consultation with the buyer.
- If a plot owner is unable or unwilling to pay subsequent installments or wishes to cancel the booking, after one year of application, the booking money will be deducted from the paid amount, and 10% will be deducted as a service charge. The remaining amount will be paid in four installments. Any special promotions or gifts at the time of sale will be adjusted with the remaining amount.
- If the second party wishes to make ownership changes or modifications in Padma Valley or Pushpodhara Eco-City, the second party must pay a change fee of BDT 15,000 per plot. For project modifications, the second party must pay BDT 25,000 per plot.
- If a customer passes away or becomes fully incapacitated after paying 75% of the total land price, the company will transfer the plot to the nominee/legal heir without requiring any further payment.
- After full payment of the plot price and registration costs by the second party, the plot will be transferred to the buyer or the nominated person via a registered deed.
- Upon payment of the booking money and at least 3 installments or a minimum 10% down payment of the total price, a preliminary stamped agreement will be issued in the buyer’s name. The booking money is BDT 30,000 per plot.
- The buyer will bear registration-related expenses such as stamp duty, fees, registration charges, development fees, VAT, and others.
- After house construction, if flower or fruit gardens are made in the remaining area of the plot, the natural environment around the house will be preserved.
- All costs related to plot boundary construction will be borne by the buyer.
- The plot price will be determined according to the company’s prescribed price list. The company reserves the right to update or modify the price list at any time. However, once a plot is booked, its price will not change.
- “Pushpodhara Properties Ltd.” offers plots for purchase via installments or full payment.
- For full payment purchases, the remaining amount must be paid within 60 days after booking for registration to proceed. After development completion, the plot will be handed over. For installment purchases, registration and plot handover will occur only after full payment.
- After plot handover, a “Well-Fare Society” will be formed in the project area to oversee social development activities. All plot owners will be members and must contribute to the society’s fund according to its decisions.
- Buyers must pay the monthly installment between the 1st and 7th of each month. If a buyer fails to pay for three consecutive months, the company reserves the right to cancel the plot booking.
